Client story

Hidden mold in a tenant-occupied rental

A property management company we work with was getting complaints from a tenant: headaches, not feeling well, worried about mold. The apartment is an investment property, so the owner needed it fixed properly, and the tenant needed to keep living there while we did it.

What we found

Moisture readings came back high. Once we opened up the baseboard, drywall and flooring, there was black mold along the perimeter walls. The cause was an air-conditioning leak from eight months earlier. At the time, the only fix had been air movers, which never reached the moisture trapped under the floor and behind the walls.

What we did

Removed all of the flooring and every piece of affected drywall, then treated the area with a mildewcide, sanitizer and deodorizer. We hung new drywall, patched and painted, laid a moisture barrier under all-new vinyl plank flooring, and finished with new baseboards and quarter round.

How we handled the tenant

The tenant lived there the whole time. We moved their furniture out of each area as we worked, kept it protected, and set everything back in place when each room was done.

Tenant complaining about a smell, a stain, or feeling sick at home? Call (407) 561-0881. We'll take moisture readings and tell you what's actually behind the wall before it turns into a bigger job.

Why restore instead of replace

Stained carpet, dated grout, and worn caulk are the things that kill a showing, and they're also the fastest, cheapest fixes on the list. Restoring instead of replacing gets a unit market-ready without a renovation-sized invoice.
